Building Dreams, Strengthening Communities
At Heritage Bank of the Ozarks, we believe homeownership is more than just a financial decision. It’s a personal milestone, a family investment, and a building block for thriving communities. As we celebrate Homeownership Month, we reflect on the pride, stability, and opportunities that owning a home brings to individuals, families, and neighborhoods across the Ozarks.
The American Dream, Realized
Becoming a homeowner is often considered a major step toward achieving the American Dream. A home provides more than a roof over your head. It offers the opportunity to build equity, create a sense of permanence, and develop deep roots within your community.
Just look at Lebanon, MO, where the housing market remains strong and stable. According to Zillow, as of April 30, 2025:
- The average home value is $218,370, up 2.9% over the past year.
- There are 124 homes currently for sale, including 39 new listings.
My First Home
Sixteen years ago, when my husband and I purchased our first home, I was brand new to the process. It was unfamiliar, even overwhelming at first. But thanks to the guidance of a knowledgeable mortgage lender and a local real estate agent, everything from pre-approval to closing was seamless. That experience shaped my passion for helping others achieve their own homeownership dreams.
A Young Buyer’s Journey
Recently, I had the incredible privilege of helping a 19-year-old purchase his very first home. The special property bordered his family’s land. He had worked hard, saving enough for a 5% down payment and all of his closing costs. His story is a powerful reminder that with discipline, guidance, and the right support team, homeownership is possible at any stage of life.
The Power of Pre-Approval
One of the best ways to set yourself up for success as a buyer is by getting pre-approved. A pre-approval letter is a statement from a lender showing that you're a serious buyer, backed by financing. Most sellers and agents will require one before considering your offer.
The pre-approval process is quick and straightforward. Here’s what you’ll typically need:
- Recent pay stubs (last 30 days)
- W-2 forms from the last two years
- Deposit account statements (last 2 months)
- Valid ID
- Benefit award letters (Social Security, Disability, VA)
- Proof of pension income
- Tax returns (especially if self-employed or receive rental/farm/commission income)
Local Matters
Choosing a trusted, local mortgage lender and an experienced real estate agent is one of the smartest moves a buyer can make. Local professionals understand the market, the community, and the small details that can make a big difference in your transaction. They’re your Neighbors and your biggest advocates.
Why I Love What I Do
I’ve been in the banking industry for over 20 years—15 of those years proudly serving at Heritage Bank of the Ozarks. It’s more than a job. Every time I help a customer secure their dream home, I’m building more than just a loan file—I’m building a relationship.
Buying a home may be one of the biggest financial decisions you’ll ever make. That’s why it’s important to have a lender you trust by your side. Someone who listens, understands your needs, and keeps the process smooth and stress-free from start to finish.
